Gulfport raises architectural-improvement threshold to $200,000 to reduce regulatory burden on small projects

The Gulfport City Council approved an amendment to the city’s zoning ordinance (Section 4E3 case 2411 PC169) that raises the monetary threshold for architectural standards from $50,000 to $200,000 or 50% of the building value, whichever is greater.
Greg (planning staff) told council members the $50,000 threshold set years ago had become “way too low” given current materials and construction costs. “We bumped it up just kind of to reflect exactly how the economy is today,” he said, adding the intent is to use architectural standards as an effective tool while avoiding placing smaller businesses under a standard that was originally intended for larger projects. Councilmember Hines asked whether standards are readily available for builders when they pull permits; Greg said the standards are in place and have been used for several years in parts of the city.
Under the change, projects that meet the new threshold will again be subject to the city’s architectural standards; smaller projects will no longer be caught by the previous $50,000 trigger. The council approved the ordinance amendment by unanimous voice vote.
