Applicant Edward told the board he will conduct scheduling and bookkeeping at the residence while performing pest control services at clients’ homes. Planning staff said the applicant would store a limited amount of chemical product locked in a garage lockbox and would procure supplies as needed. The applicant said he is a licensed operator and that Clemson (state) would audit his storage and procedures twice a year.
Edward described on‑site storage: “I have locked toolboxes on my vehicle ... any product that's stored at the home, I have the state of South Carolina, Clemson, will be doing an audit on me 2 times a year,” he said. Staff noted the business is a conditional accessory use in the R‑7 small‑lot single‑family district and recommended conditions to limit retail sales and outdoor storage.
The board approved the home occupation with conditions: no retail sales from the residence; no outdoor display or storage of equipment or materials used in the business; no advertising signs on the premises other than a branded company vehicle; and all chemicals to remain limited and locked in a lockbox. The board recorded the vote as unanimous by members present.
