Developer granted 18‑month extension on land‑disturbance permit deadline for Central Coweta Industrial project

The Coweta County Board of Commissioners approved an 18‑month extension to the deadline that required Central Coweta Industrial LLC to obtain a land‑disturbance permit (LDP) as a condition of a rezoning the board approved on April 9, 2024.
Community Development staff briefed the board that the rezoning (filed under petition REZ23‑10 by Amlajac Industrial and now owned by Central Coweta Industrial LLC) changed approximately 254.73 acres off Walt Sanders Road to M (Industrial) subject to 18 conditions. One condition required the applicant to obtain an LDP within 12 months; staff reported that the applicant had not obtained the permit as of a March 10, 2025 letter and requested an 18‑month extension because of the project’s size, cost and complexity. "Central Coweta Industrial has already invested over 200,000 in costs associated with the development agreement ... the preparation of the preliminary plat and the development of civil plans," the applicant told the board.
The board voted to approve the 18‑month extension and directed staff to schedule a future public hearing in October 2026 if the extension is granted. A commissioner asked how the 18‑month figure was derived; the applicant said the previous engineer recommended that timeframe and the developer expects the new engineering firm to accelerate work.
Separately, at the start of the meeting an applicant, Richard Perry, requested an extension to receive an LDP for a related Central Coweta Industrial parcel near Central Coweta Industrial (road extension and outlots). Perry said the project has spent over $200,000 in legal, consulting and design fees and will not meet the original 12‑month LDP deadline; he requested additional time. The board’s action on the 18‑month extension covered the rezoning condition and represented staff‑recommended direction; the motion carried by voice vote.
Ending: Staff will schedule a public hearing for October 2026 if the extension is approved and will continue to monitor permit submittals from the developer.
