The Freeport Planning and Zoning Commission opened a public hearing and then approved a replat that combines multiple small lots on the Freeport town site into a single Lot 1 for a Gulf Enterprises property.
Shelby, planning staff, said the owner has met with city staff and the fire marshal and plans to install a gas canopy, add a bathroom to the convenience store and expand parking to accommodate temporary 18‑wheeler parking. Shelby said the parking would be for short stops — not overnight — and that because the project exceeds 1 acre it will require storm‑drain review and simple engineering; the owner may need to install a detention pond.
The replat consolidates Lots 13–15, Lots 19–20 and the west half of Lot 16 in Block 34 of the Freeport Town Site into a single Lot 1. Shelby said the property was conveyed to New Gulf Enterprises by special warranty deed on Sept. 7, 2023 (Brazoria County clerk’s file number 2023‑048814).
A commissioner moved to close the public hearing and approve the replat; another commissioner seconded. The motion carried by voice vote. The chair recorded the motion as passing unanimously.
The commission did not attach additional conditions at the meeting beyond the standard engineering and permitting reviews that the owner will need to complete through the city’s public works and permitting processes.
