Canal Fulton City Council held a public hearing on a petition to rezone two parcels at 311 High Street from R-2 (residential) to S-1 (suburban office) to permit a community-gathering use that would include classes and workshops.
City staff described the applicant's plans as a community gathering space that could host pottery lessons and, eventually, cooking classes; the proposal will be subject to architectural review and building-department and fire-department approvals. If the rezone passes on third reading, the applicant must still obtain additional approvals. City staff noted specifically that because the property sits in the historic district it will require Historic Preservation Commission (HPC) review and that the applicant must apply to the Planning Commission for a conditional-use permit to operate an educational/gathering use at the site.
Several procedural clarifications were made on the record: the sale of the property is final, but no exterior alteration applications had yet been submitted; the applicant is aware they must secure HPC approval for exterior work. City staff reported that the building department and fire officials have already conducted preliminary site review.
Council did not record substantive resident opposition during the hearing and moved the ordinance through the formal reading process by scheduling a second reading rather than taking final action that night.
