Planning staff reported one addition to the active development table: an El Cat Meadows townhome project that "kind of came out of nowhere," with a pre‑construction meeting scheduled for April 15, staff said. "So there's only been 1 addition, and it honestly kind of came out of nowhere, which is the El Cat Meadows townhome ... we have a pre con scheduled for April 15," Chris said.
Staff walked commissioners through the map and the active‑development table, noting several legacy projects approaching final plat or permit issuance: Luke's Landing is nearing build‑out (staff said one permit remained to issue), Blueberry and Spiked In are approaching final plat, and Anderson Subdivision has eight of 17 permits issued. Marcel Estates and the Peach Fires project are under civil review, staff said. "Spiked in is getting close to final plat ... We did issue their model home permits, and same with Blueberry," staff said.
Other items: commissioners discussed a rumor that a property owner in the north end had purchased a corner site and might replace existing tenants with a grow operation; staff said no formal application had been submitted. Staff also addressed a newly fenced off area near the armory that is functioning as a dog park and said the city is looking at placing waste‑bag receptacles and signage; "I believe we are looking at getting receptacles," staff said. Commissioners discussed county wayfinding standards and acknowledged funding constraints for signage.
