Commissioners expand urban service area, approve four residential map amendments in Baumwaimama area

HILLSBOROUGH COUNTY, Fla. — The Board of County Commissioners on Thursday approved a series of privately initiated comprehensive-plan and map amendments that will expand the urban service area and change future land-use designations on multiple parcels in the Baumwaimama/Waimama area north of State Road 674.
Planning Commission staff presented paired items that together will bring about 370 acres (HCCPA 24-35 / map amendment HCCPA 24-36) and 272 acres (HCCPA 24-37 / map amendment HCCPA 24-38) into the urban service area and change the designation from Residential Plan 2 to Residential Plan 4. Planning staff reported there were no objections from county reviewing agencies and that the amendments are consistent with policies directing growth into the urban service area and with the county’s procedures for urban service boundary expansion.
Camie Corbett, counsel for Eisenhower Property Group, said the applications were consistent with prior transmissions and requested the board’s approval. There was minimal public testimony during the hearing. The board approved the text and companion map amendments for both areas; recorded votes on each item were unanimous (7–0).
What happens next: The changes will allow higher residential densities on the affected parcels and will require connection to central water and sewer when development proceeds. Further zoning, subdivision and infrastructure approvals will be required at the project level.
