The change is intended to distinguish RV and boat storage from broader open-storage uses that include building materials, supplies, merchandise, equipment, truck trailers, metal containers and commercial vehicles. Brian Grady, Hillsborough County Development Services, said the county considers storage of RVs and boats typically to be a neighborhood-serving commercial use that supports residential development, in contrast to other items listed in the current open-storage definition.
Under the proposal, applicants could request PD zoning to allow outdoor storage of those specific items where PD standards are met; the presentation did not assert any automatic entitlement—rather, storage would be considered as part of a PD rezoning review. The staff presentation closed with no questions from attendees.
County staff noted that this text amendment is part of a package of five round‑1 LDC amendments and that the first public hearing on the package is scheduled for April 10 at 6 p.m., with a Planning Consistency Finding meeting on April 14 and an adoption hearing set for May 8.
