Pickens County planning staff told the Board of Commissioners at its work session that two separate rezoning requests will come before the board at its formal voting meeting.
One request (case 190878) would rezone 19.84 acres, parcel 053006, from agricultural (AG) to a residential designation (ER) to allow a five‑lot subdivision. Assistant Director of Planning Ashley Gooch said the applicant converted a parcel that was previously proposed as a conservation lot into a buildable whole lot so it would be part of the subdivision plan.
The second request (case RG190893), filed by Christine Vanderwalt on behalf of Rock Creek Manor, seeks to rezone an 8.98‑acre parcel, 064102005, from agricultural to highway/business to permit construction of a new commercial building to expand memory‑care services adjacent to an existing senior‑living campus. Gooch said the parcel lies next to the existing facility and surrounded by other highway/business uses.
Staff recommended approval for both rezonings, saying the Bos Isle subdivision change aligns with surrounding land uses and the Rock Creek Manor change would expand services available to the community. Gooch said the planning commission recommended approval of the Rock Creek Manor request; the transcript did not specify vote counts.
No formal board votes were recorded at the work session. Commissioners were given the staff recommendations and the items were scheduled to return on the board’s formal agenda for action at a future voting meeting.
Discussion points raised at the session focused on parcel location relative to adjacent facilities and the intended use (five‑lot subdivision for the 19.84‑acre parcel; memory‑care expansion for the 8.98‑acre parcel). No binding conditions, special exceptions, or final approvals were adopted during the work session.
The planning staff materials for each case — including maps and character‑area designations — will be included in the formal agenda packet when the items are presented for a vote.
