PA‑24‑0001 (presented by Senior Planner Juan Suarez) proposes to replat a parcel near 30 Fourth Street to create two lots zoned for single‑family dwellings; staff said there are no immediate plans to build but that the replat will allow future construction. Staff review certificates for zoning, utilities and engineering were listed as complete. The board voted unanimously to recommend approval.
PA‑24‑0008 (also presented by Juan Suarez) proposes splitting a roughly 0.48‑acre parcel north of 20 Third Street into two lots to accommodate two replacement single‑family homes. Staff recommended that the replat not become effective until existing houses are demolished; the applicant’s agent, Jordan Sparling, and owner representatives outlined conceptual designs and confirmed the project is in conceptual stages. The board recommended approval by unanimous vote.
Both items will go to the City Council for final action; building permits and any demolition approvals remain separate processes.
