The Sweetwater County Planning Commission approved a variance to the minimum district size and recommended approval of a zone map amendment to change a roughly 6‑acre property owned by Charles and Jody Young from commercial to light industrial to facilitate a proposed sale and future light‑industrial use.
Planning staff explained the property is currently nonconforming — commercial zoning in the county requires a 10‑acre minimum district size and this parcel is about six acres — and that granting the variance would not increase the degree of nonconformity. Cassidy said the applicant and sellers are seeking the change to attract a potential purchaser who indicated interest in light‑industrial uses; staff recommended conditioning the variance on approval of the subsequent zone map amendment by the Board of County Commissioners.
Staff reported agency comments from Pioneer Pipeline Company (represented by Phillips 66) noting two pipelines cross the tract and that any development within pipeline right‑of‑way would require written approval and that Pioneer may charge a fee for any partial right‑of‑way release. Cassidy said she had forwarded those comments to the applicant and that YDOT had no objections.
Brian Smith, representing buyer and seller with Rock Springs Realty, introduced himself. “I’m with Rock Springs Realty, and I represent the buyer and the seller,” he said.
A representative from a local towing company expressed no concern about another towing operator locating nearby and welcomed another company. No members of the public opposed the request. The commission approved the variance and recommended approval of the zone map amendment with staff recommendations. The motions passed on voice votes and subsequent votes on the zoning matter were recorded as 4‑0 where indicated.
