FALL RIVER, Mass. — The Fall River City Planning Board on April 9, 2025, voted to endorse three Form A (Approval Not Required) subdivision plans for properties in the city and approved the board’s March 12 meeting minutes.
The board endorsed Form A plans filed as File 25-1618 (assessor map E-16, Lot 31), File 25-1619 (map C-08, Lot 14) and File 25-1620 (map M-24, Lot 7). Planning staff noted each plan was submitted following zoning relief granted by the Fall River Zoning Board of Appeals; the endorsements make the plans eligible for recording but do not determine compliance with zoning regulations.
The first plan (File 25-1618) was described by staff as a subdivision of a parcel shown on the application as containing a single-family dwelling at the west side of the lot. The application lists the owner/applicant as Kimberly J. Smith, PR, Estate of Ronald J. Kennard, and the assessor reference E-16, Lot 31. The plan divides the parcel’s recorded area of 10,564 square feet into Parcel 1 (5,275 sq ft) and Parcel 2 (5,289 sq ft). Planning staff also referenced a recorded variance dated Jan. 16, 2025, recorded in the Bristol County Registry of Deeds, Book 11728, Page 348. The board voted to endorse the plan; the endorsement is accompanied by the standard notation that endorsement is not a determination of zoning conformance.
The second plan (File 25-1619) was submitted by Geralt Real Estate (listed on the application). The property is identified as 102 Leeson Road (assessor map C-08, Lot 14). The plan proposes subdividing the parcel into three lots while leaving the existing two-family dwelling on Lot 1 with 8,000 square feet. Staff noted the application references recorded relief in the Registry of Deeds at Book 11747, Page 82. The board endorsed the plan, again with the endorsement box noting no determination about zoning compliance.
The third plan (File 25-1620) was submitted by Jerome Real Estate (as listed on the filing) for property at 72 Belmont Street (assessor map M-24, Lot 7). Staff said the parcel contains an existing three-family dwelling and that the proposed subdivision yields Lot 1 at about 12,256 square feet and Lot 2 at about 12,986 square feet; Lot 2 was shown with the required 100 feet of frontage while Lot 1 was listed with a proposed 87.67 feet of frontage that received zoning relief. The application references recorded relief at Book 11744, Page 277. The board endorsed the plan for recording, with the standard endorsement language disclaiming zoning conformance determinations.
The board also approved the March 12, 2025 meeting minutes and then voted to adjourn. There were no members of the public who spoke during the citizen-input portion.
