Planning commission approves preliminary plat for Adorno addition, developer to extend water and sewer

The Kennedale Planning and Zoning Commission unanimously recommended approval on Jan. 23 of a preliminary plat for the Adorno addition, a proposed 6.008-acre subdivision along New Hope that would create 34 single-family lots plus a separate lot reserved for parkland and stormwater detention.
City planning staff told the commission the plat meets the city’s zoning and planned development requirements and that remaining corrections on the submitted drawing were minor and have been resolved. “City staff has reviewed it — engineering staff has reviewed the plat. It does meet all our zoning requirements,” said Nathan, city staff, during the presentation.
The developer’s proposal shows lots arranged along a single drive that ends in a cul-de-sac and is stubbed north and south to allow future connections to neighboring properties. Lot widths near New Hope are shown at about 60 feet, narrowing to 55 feet and then to 50 feet toward the rear of the site; staff described those 50-foot lots as typical for the market. The final plat and site development engineering remain to be completed; the preliminary plat itself is not filed with Tarrant County and does not yet create record lots.
A key public-infrastructure element discussed at the meeting was the developer’s commitment to extend municipal water and sewer along New Hope — an area where some existing homes currently remain on septic. Nathan said the extensions will be at the developer’s expense and noted the project reserves one lot at the rear for a detention pond and possible green-space improvements such as a trail, which the developer has discussed as a way to satisfy parkland dedication requirements.
The commission took a single motion to recommend approval of PZ Case 2502. The vote was recorded as 4–0 in favor.

Why it matters
The developer-funded extension of sewer and water could allow existing properties on septic in the New Hope area the option to connect to municipal service in the future, and the preliminary plat’s stubs to the north and south are intended to reduce future cul-de-sac isolation by enabling later neighborhood connections.
What happens next
Staff said the developer will complete required corrections in the site-development engineering review and then submit a final plat for city review and county filing. Any required site-construction and detention work will be reviewed under the city’s site-development and drainage requirements prior to final plat approval and construction.
