The Coffee County Board of Commissioners unanimously approved a rezoning resolution that redesignates parcels at the I‑24 industrial site (formerly referred to as the Mega Site) to ensure the county’s updated zoning map reflects the property’s intended industrial use.
Commissioner Hirschman, who spoke in favor, said the county and Tennessee Economic and Community Development are consolidating four parcels into a single parcel and the rezoning will allow prospective tenants to find correctly zoned acreage when they evaluate the site. Commissioners clarified the rezoning does not prohibit agriculture on undeveloped portions of the property until a tenant defines a development footprint.
The resolution was presented after review and public hearings. The motion passed unanimously (15‑0). County staff said the rezoning is part of a broader zoning‑map update and intended to make the core industrial acreage immediately developable when a tenant selects a site.
Commissioners said they expect additional administrative work to update the printed and digital zoning maps after the approval.
