Mainland Planning Commission approves office-trailer site plan on Perry Lane with buffer modification

The Glynn County Mainland Planning Commission on April 8 approved a site plan to place two office trailers at 891 and 1061 Perry Lane Road, parcels 0310794 and 0310795, and granted a modification to buffer requirements to allow use of the property’s existing pine-tree buffer.
Planning Director Stephanie Leaf presented the application, describing the site as an existing asphalt plant on more than 50 acres and saying the applicant seeks two office trailers — one 1,046 square feet and the other 1,375 square feet — for use by the existing business. Leaf said parking, including ADA spaces, is shown on the plan and that the trailers are unlikely to be highly visible from Perry Lane because of the size of the parcel.
Leaf told commissioners the applicant requested a modification to the required buffer along Carrolade Road so the Commission could allow the existing natural pine buffer to remain instead of removing it and installing a Type E planted buffer. "There's an existing natural buffer of pine trees along there, so instead of removing those to plant a Type E buffer per the requirements, they are requesting to continue to use that natural buffer that's on the property," Leaf said.
Austin Chalmers of Robert Civil Engineering, agent for J and T Georgia Holdings LLC, said the staff presentation covered the request and asked the Commission to approve the site plan as presented. No members of the public spoke in favor or opposition during the hearing.
A commissioner moved to approve SP-25-5 with the requested modification to buffer requirements; another commissioner seconded. The Commission voted 7-0 to approve the site plan with the buffer modification.
The approval allows the two specified trailers to be placed at the stated parcel addresses and to use the existing pine buffer along Carrolade Road in place of the planted Type E buffer required by the zoning standards. The Commission recorded no conditions beyond the buffer modification during the hearing.
The county staff packet for the item identified the agent, the applicant, parcel numbers and the trailer sizes; the Commission’s action was procedural (site-plan approval) and does not itself change the zoning text for the property. The county will file the approved site plan and any staff conditions with the development records.
