The Milford Zoning Board of Appeals approved a variance March 11 allowing a master-bedroom addition at 29 Eighth Avenue that will set the structure 11.1 feet from Milford Point Road where a 30-foot front-yard setback is required.
Attorney Thomas Lynch, representing property owner Susan (Sue) Healy, told the board the house faces three streets and “we are required under the regulations to hold a 30 foot setback off of 3 streets,” which he called a hardship for the owner. Lynch described the proposed work as a modest addition to modernize and expand an existing master bedroom area and said the addition would be located behind the garage and would “square off” the rear of the house.
The board heard from three neighbors during the public-comment portion — Kim Knowles (22 Eighth Avenue), Erin Birney (33 Eighth Avenue) and Martha Gaynor (31 Eighth Avenue) — all of whom said they had no objection. Lynch also described existing conditions on Milford Point Road as lightly traveled.
Board members discussed the unusual lot geometry and existing nonconformities. After the public hearing closed a motion to approve was made and seconded; the recorded votes were: Mister King, with the motion; Mister Sota, with the motion; Mister Montana, with the motion; Mister Einig, with the motion; and Chairwoman Ferrante, with the motion. The motion passed unanimously.
Survey information submitted with the application was by Art Lane, dated August 30, 2023. The board’s approval applied to the front-yard setback for the addition as described in the application.
The approval resolves the immediate variance request; the applicant may proceed with permits consistent with the board’s motion and with any building-permit requirements enforced by the zoning office.
