The Milford Zoning Board of Appeals on April 8 approved projection variances for 800 East Broadway allowing construction of a new deck and stairs that will remove the existing stoop from the state right‑of‑way and enable sidewalk repairs.
Attorney Kevin Crusaden presented the request on behalf of owner Vanessa Lessard. The lot is a long‑standing, preexisting nonconforming parcel created well before current zoning; the house (built circa 1920) encroaches on the front yard and the existing stoop extends into the state right‑of‑way for East Broadway. Crusaden said the owner has secured the required state permits to remove the old stairs, repair the sidewalk and make the corner ADA compliant at her own expense.
The requested relief was a front‑yard projection of 0 feet where 8 feet is usually permitted, and a southerly side projection of 1.3 feet where 4 feet is required; the work is a relatively modest deck and stairs to provide safe, code‑compliant access while removing the current encroachment. The board heard no in‑person opposition and agreed the plan improves safety and the public sidewalk condition.
Mister Sota moved to approve the variances; members voted in favor and the motion passed. The owner will proceed with construction and sidewalk improvements per the state approvals noted in the application packet.
