The Milford Zoning Board of Appeals on April 8 granted a variance to permit a front step projection of 17.4 feet where 26 feet is permitted for a proposed single‑family house at 43 Driftwood Lane.
Attorney Kevin Crusaden presented the application on behalf of property owners; he said the existing house has soil and stability issues and must be replaced. The lot fronts on Driftwood Lane and backs to Gulf Pond; Crusaden explained wetlands and coastal jurisdiction lines across the rear of the lot push the buildable area forward. He said the new foundation will be further from the street (about 31.8 feet) than the existing foundation (27 feet), which reduces the existing nonconformity.
The requested projection variance pertains only to the stair/stoop projection at the front of the elevated house; Crusaden said the change is the minimum necessary to build a resilient house given FEMA flood‑zone and topography constraints. A neighbor and longtime resident, Ed Hotchkiss, spoke in favor, reporting canvass support among nearby residents.
Mister Sota moved to approve the variance; the motion carried with all voting members present supporting it. Crusaden noted subsequent inland wetlands and coastal site‑plan reviews will follow in the regulatory process.
