Planning commission rejects two Valencia plats, approves Mammoth Town Center 'Lowe's Reserve' with conditions; directs staff to issue written reasons for denied

The Manvel Planning and Zoning Commission considered four subdivision items and a direction to staff during its regular meeting.

City staff recommended denial of two final plats in the Valencia development—Valencia Section 13 and Valencia Section 15—citing multiple deficiencies in the applicants’ submittals including missing signatures, typographical errors, discrepancies between the plat and approved civil plans, and the absence of required drainage-district approvals. City staff told the commission the applicants planned to resubmit corrected plats and noted state law timing rules that can lead to automatic approval if a municipality does not act within a statutory review period.
