The Johnson City Planning Commission voted unanimously to rezone 134 Dalewood Drive from I-2 (heavy industrial) to R-2 (low-density residential), a change staff said brings an existing single-family house into conformity with surrounding uses.
Planner Bryce McNamer described the 2.4-acre parcel near the Johnson City Municipal Airport and Watauga Road, noting the existing single-family house sits at the junction of I-2 and adjacent R-2 zoning. McNamer said staff held a neighborhood meeting March 27, posted signs and mailed letters; staff received a small number of phone comments, all in favor of preserving the house. He recommended approval because the requested R-2 district would meet setbacks and lot-coverage standards for single-family use.
A commissioner asked about the future-land-use map and whether the map would need amendment; McNamer said staff can update the future-land-use map to make it consistent. Another commissioner asked about buffer requirements if the property were sold and later developed; McNamer said an R-2 designation would require a buffer where adjacent to nonresidential uses.
With no public comment at the hearing, a commissioner moved to rezone 134 Dalewood Drive and the commission approved the motion on a roll call vote. The roll call recorded all members present voting yes.
The decision is a recommendation to the City Commission; staff and commissioners noted that any significant change to an approved concept plan or future development would require additional review and possible amendments.
