The Board of Adjustment approved three monument signs for the Core Apartments development at 20 Graff Gary Drive after hearing that the northern entry from Dauphin Street is routed onto a parcel north of the subject property.
Applicant representative David Brant said code allows two monument signs for residential properties of this type but the project proposes three: one at the Sage Boulevard entrance, one on the property at the main entry, and one at the northern access that is technically off-premise. Brant said his client has obtained an easement from the owner of the adjacent parcel to place the off-premise sign at the Dauphin/Graff Dairy intersection; he also said a nearby service-road vacation is imminent and expected to be finalized in four to five weeks.
Board members questioned whether the on-site sign at the drive entrance was necessary because drivers would see the apartment complex immediately on arrival. Brant said that sign is intended as a decorative "welcome" and branding element for visitors already on the property rather than as a directional sign from off-site.
After discussion, a board member moved to approve the request subject to findings of fact; the motion carried with a second. No members of the public testified in opposition during the hearing.
