Commission advances several plats and preliminary-final approvals; Rodolfi and Nestle Junction move forward

Berkeley County Planning Commission members approved multiple subdivision actions during the meeting, moving several projects forward toward final approval.

The commission approved the preliminary-final plat for the Rodolfi project (file 2407-216). Planning staff said the project proposes a 9.28-acre residential lot and a 5-acre residue parcel served by private well and septic; County Engineer Doug Smith deemed it compliant on March 13, 2025. Commissioner Bush moved and Commissioner Goff seconded the motion to accept staff recommendations; the motion carried.

For Nestle Junction Section 2 (file 2411-340), staff recommended final-plat determination and advertising a public hearing for consideration of final-plat approval at the May 5 planning commission meeting. The project proposes four single-family residential lots on 11.27 acres served by public water and private septic; County Engineer Doug Smith deemed the project compliant on March 17, 2025. The commission accepted staff recommendations and authorized advertisement for the May 5 public hearing.

Southbrook Section 2 Phase 5 (file 2412-397) was also accepted for final-plat determination and advertising for May 5. Staff said the plat proposes 41 single-family lots and 16 townhouse lots on 44.84 acres to be served by public water and sewer; County Engineer Doug Smith had deemed the project compliant on March 20, 2025. A representative for the developer, Mark McDonald of Integrity Federal Services, answered commissioner questions, and the motion to advertise the May 5 public hearing carried with no recorded opposition.

In each case staff noted compliance determinations by the county engineer and recommended the next procedural step—advertising the public hearings and moving projects toward final-plat consideration on May 5.
