The board packet and staff presentation identified surrounding uses as Park Point condominiums to the north, Sunset Ridge to the south, Chickasaw Manor single-family residences to the east, and Poinciana Place Phase 2 to the west. Staff noted the property was annexed into the city in 2004 and previously rezoned under SP2101 by City Council (resolution referenced in staff materials). The applicant team said they enhanced landscape buffers beyond code minimums, preserved several large oak trees behind Building 5, and provided pedestrian sidewalks and a central tot-lot amenity.
Board members questioned traffic and access. Staff and the applicant said the project met Palm Beach County concurrency and that county and city capital improvements to Chickasaw Road (constructed as part of a separate capital project) are in place.
