Hillsborough County commissioners voted unanimously April 8 to rezone a 5.12‑acre parcel on the north side of Dorman Road from AR (one residential unit per 5 acres) to AS‑0.4 (one residential unit per 2.5 acres), allowing the owner to split the property into two lots.
Bridal Grady introduced the item and said staff recommended approval. The rezoning was also recommended by Planning Commission staff and the zoning hearing master, who found the request compatible with the Residential 1 future land‑use category and the surrounding low‑density, large‑lot residential pattern.
Property owner Holly Boyer said the intention is to split the parcel down the middle to create a 2.5‑acre lot to sell; she provided the property address as 17820 Dorman Road, Lithia. Planning Commission staff noted the parcel is within the rural area and the South Shore area‑wide systems plan; staff concluded the request is consistent with comprehensive plan policies and the development pattern on Dorman Road and Holly Pine Trail.
Commissioners recorded a 7‑0 vote in favor of rezoning. Hillsborough County Transportation Review staff noted no objections.
The rezoning permits one additional lot consistent with the Rural/Residential 1 policy guidance; parcel‑level approvals and any future development must comply with applicable development standards and permitting.
