Hillsborough County commissioners voted 6-0 April 8 to approve a minor modification to the planned development for the International Independent Showman’s Museum in Riverview that allows a covered outdoor display area as an alternative to two previously planned enclosed buildings.
Bridal Grady, Hillsborough County Development Services, described the application as a minor PD modification to allow an outdoor covered display area “in lieu of” an enclosed museum display area. Grady said staff recommended approval.
Bryce Pinson of HAP Associates, representing the applicant, said the site is roughly 5.65 acres within the urban service area and that the PD is currently approved for up to 52,500 square feet. Pinson said the change replaces two planned buildings (Buildings B and C) with a covered outdoor display area and does not increase total permitted square footage or change the site’s trip generation.
Pinson described the surrounding area as mostly vacant with some residential uses; he told commissioners that the western and southern land parcels are also owned by the applicant. No opponents spoke at the hearing.
Commissioner Cohen moved approval; Commissioner Wolstiel seconded. The clerk recorded the motion as carried 6–0.
The application was identified in the record as a minor modification to the PD; no conditions adding square footage or changing uses were reported at the hearing. Any future change that would increase building area or change uses would require further county review.
