Commission approves consent items including four subdivision waivers and Villas at Alton Glover preliminary plat found complete

At the start of its Feb. 6 meeting the Planning and Zoning Commission approved routine consent items: minutes from the Jan. 9 regular meeting; subdivision waiver requests for four subdivisions in the city’s extraterritorial jurisdiction; and a finding of completeness for the Villas at Alton Glover master plan and Phase 1 preliminary plat.

Staff recommended approval of subdivision waivers for FM 510 (24‑FM‑510 subdivision), Cisneros‑Gonzales subdivision, Galvan Investment Subdivision and The Pines Subdivision, all of which lie in the extraterritorial jurisdiction and whose applicants requested review by Cameron County rather than the city’s municipal planning process. The commission voted to grant the waivers.

For the Villas at Alton Glover master plan and Phase 1 preliminary plat staff found the applications complete subject to outstanding redlines and pending documents; staff explained the Unified Development Code permits staff to bring applications to the commission for a completeness finding so applicants need not wait an additional month. Commissioners asked for the parcel location and staff described the site near the corner of Paredes/Lime Road and Elton Bloor, behind a plaza and across from an abandoned Exxon site slated to become a McDonald’s. A motion to approve the findings passed by voice vote.

The approved waivers will allow the listed subdivisions to proceed under Cameron County jurisdiction; the Villas at Alton Glover applications will continue through the completion of required checklist items indicated by staff.
