MONROEVILLE — The Monroeville Zoning Hearing Board on April 2 granted a dimensional variance to Carlos Scott to permit a house to encroach 22 feet into the 30-foot front-yard setback required by the R-2 zoning district for a vacant corner lot on Orchard Street.
Carlos Scott told the board he plans to build a home “for myself and my grama family” and intends to place the garage on the side of the house so it faces Orchard Street rather than under the living area. Scott said he brought plans but that they were in his truck.
The lot in question, Tax Parcel 746A134, is a corner parcel with three front yards; board members noted that that configuration typically limits the circumstances in which a variance is granted. Board staff said notices were sent and the property posted as required and that no correspondence had been received in opposition. Scott said he had no neighbor objections at the hearing and that the garage would sit along the paper street (an unopened right of way) with garage doors facing Orchard Street, using existing curb access.
A motion to approve the variance was made, seconded and carried. Board members noted that one member was participating remotely and that, with his permission to sign, four of five members would sign the approval. Staff said a scanned PDF of the signed decision would be emailed to the applicant the next morning.
The board did not attach special conditions to the approval during the hearing.
