The Brentwood Planning Board recommended the state approve a dealer permit for Brentwood Motorsports with an explicit restriction that “no display or storage of vehicles outside” the unit is allowed.
Brad Williams, owner of Brentwood Motorsports, told the board his plan is for a modest, appointment‑based used‑car operation, storing most inventory inside a bay and conducting most marketing online: “I just, you know, see myself as a pretty small footprint just selling maybe 10, 15 cars a month,” Williams said. He said most vehicles would be kept indoors and that any outside parking would be at the back of the lot near his unit rather than along the highway.
Planning staff explained the site’s current permit does not include a designated outdoor display area and that prior approvals for this location historically prohibit outdoor vehicle display. “Unfortunately, this particular piece of property does not have a designated display area,” planning staff said, noting display would require a site plan modification.
Board members reiterated that storage or display of vehicles outside the unit would not be permitted under the existing site plan and that long‑term changes to allow outdoor display would require a formal site‑plan modification and planning board approval. After discussing operational details and where customer parking is allowed, a board member moved that the board recommend the state approve the applicant’s permit as written with the restriction that the unit (18187 New Hampshire Route 125 Unit C2) be restricted to no outdoor vehicle display or storage. The motion was seconded and approved with two recorded ayes.
The board advised the applicant that if he later seeks a larger outdoor inventory or display area he would need written authorization from the property owner and to return to the board for a site plan modification.
