Bonita Springs City Council voted 4-3 to defeat a rezoning application that would have allowed a developer to build 48 attached two-family villas on roughly 4.6 acres at Dean Street and Matheson Avenue, then later approved denying the petition without prejudice so the applicant may refile after changes.
The proposal from Sagamore (presented by attorney Neil Montgomery and planner Patty Kulak of RVI) would have rezoned property from TFC-2 (two-family conservation) to a residential planned development (RPD) allowing 48 dwelling units. The project team said density would be 10.4 dwelling units per acre (below the comp-plan maximum of 11.6), include enhanced landscaping, a littoral rain garden/dry detention system, two guest parking areas and a sidewalk on Matheson Avenue.
The developer's consultant team included civil engineer Michael Herrera, transportation consultant Jim Banks (JMB Transportation), environmental consultant Connor Goulding (in for Jeremy Stirk) and economist Richard Foreman. Patty Kulak told the council the plan had been revised since earlier…
