Multiple speakers at the Spanish Springs CAB public comment period raised concerns about industrial development near residential areas and the timing of public notice for project hearings.
Public commenter Mike Wallace described what he called “major problems” with industrial development east of Pyramid Highway known as the Village Green Commerce Center and said homeowners received little advance notice about a grading permit hearing. “They’re gonna dump a 200,000 square foot warehouse in a residential area,” Wallace said. He urged neighbors to become involved in planning meetings.
County staff member Candy demonstrated the county’s Neighborhood Development Hub on WashoeCounty.gov and explained the notification rules: property owners within 750 feet of a proposed project or a minimum of 30 properties receive mailed notice. Candy walked the CAB through how to view project postings, meeting materials and recordings on the hub and how to sign up for email notifications by district.
CAB members and Commissioner Andrea confirmed that a special use/grading meeting had been scheduled and encouraged residents to apply for board and commission vacancies if they wanted a longer‑term role in land‑use decisions. Commissioner Andrea said county staff and commissioners are monitoring the Village Green project and that a grading‑permit meeting was posted; she encouraged residents to contact staff for details and to attend the public meeting.
Board of Adjustment action referenced during the meeting: the transcript noted that on March 6 the Board of Adjustment reversed an administrative officer’s decision and upheld a code violation in a separate code‑enforcement matter, giving the respondent 25 days to remove stored RVs and comply.
