At its April 1 hearing the Cobb County Planning Commission took the following formal actions on zoning and land-use items. All votes reported below are recommendations by the planning commission to the Board of Commissioners unless otherwise noted.
Consent agenda (approved 3-0) - Rezoning Z-6 (Marshana Council) — Rezoning from GC to R-12 for a single-family residence (Land Lot 1207, Sixteenth District). Approval recommended subject to zoning comments, lot-size variance approval and Department of Transportation recommendations. - Rezoning Z-8 (Williamson Properties LLC) — Rezoning from NRC to NRC for a real-estate office with storage (Land Lot 85, Sixteenth District). Approval recommended subject to site plan dated Feb. 6, 2025 and standard conditions (variances, enclosed refuse/recycling, no outdoor storage or display, parking striping, fire, stormwater, planning, water & sewer and DOT comments). - LUP-13 (Sandy Clow) — Renewal of temporary land-use permit for an artist studio and print storage (Land Lot 336, Twentieth District). Approval recommended for 24 months subject to no signs, no on-street parking, no outdoor storage and two seasonal employees only.
Other substantive actions - Z-7 (Fort Cole Street, LLC): Commission held the rezoning request for 30 days (vote 3-0) to allow stormwater staff to respond to outstanding drainage comments and for the applicant to submit revisions. No final recommendation was made. - LEP-10 (Jose R. Medina): Commission approved a temporary arrangement to allow four adults at the residence and four vehicles outside with one vehicle required to be stored in the garage; permit set for 24 months and placed on the consent agenda for final action (vote 3-0). Staff had recommended denial based on the county code’s three-vehicle standard for the dwelling. - LUP-9 (Jose A. Esquarena): Continued 30 days to secure an interpreter and for further information (vote 3-0). - LEP-11 (Richard Gonzales): Continued 30 days to allow applicant to appear (vote 3-0). - LEP-12 (Jonathan Martin): Continued 30 days to allow applicant to appear (vote 3-0). - LUP-14 (Nordia Wright Agnet): Approved a temporary land-use permit for a weekly adult social club at Thankful Baptist Church for seniors, 10 a.m.–2 p.m., one day per week; permit for 24 months. The commission also added the item to the consent agenda for final approval (vote 3-0).
Administrative actions - Minutes of the March 4 zoning hearing and the March 24 special-call meeting were approved by vote of 3-0.
Next steps - Items continued for 30 days will be scheduled for the commission’s May 6 hearing where staff responses (stormwater, applicant revisions, interpreters present) will be expected. Items added to the consent agenda will be forwarded to the Board of Commissioners for final action two weeks after the commission’s recommendation.
