Opelika Planning Commission approves multiple plats and conditional uses, recommends rezoning for Habitat site

The Opelika Planning Commission on a February meeting approved preliminary and final plats for three subdivisions, granted several conditional-use permits for commercial and residential projects, and recommended rezoning a vacant Herman Street parcel so Auburn Habitat for Humanity can build a house. The commission also forwarded a text amendment clarifying temporary-structure and building-permit exemptions to city council.

Commissioners approved preliminary plat review for Firefly Subdivision Phase 2 at 3000 Highway 281 Parkway, which includes a mix of single-family lots (50-foot and 40-foot widths) and alley-loaded twin-home (duplex) units, together with open-space and a detention area. Staff recommended conditions including installation of sidewalks on both sides of streets, underground utilities, a 100-foot planned-development buffer around the exterior, and notes identifying ownership and maintenance responsibilities for open-space lots. The commission voted to approve the staff recommendation.

The commission granted final-plat approval to Greggs Landing Phase 2, Section 2 (59 lots), and to The Lakes at Anderson Road Phase 3 (33 lots).
