Hearing Officer Dustin Wright approved a project plan for a new multi‑tenant commercial building located at approximately 431 West 2310 North in the Carderale neighborhood.
City staff corrected an error in the written report during the hearing: the building will be 39,008 square feet, not 4,500 as first listed. The structure is proposed as a single‑story building 24 feet tall in the SC‑3 Regional Shopping Center zone. Nancy, a city planner, told the hearing the application has received CRC approval and that staff recommends approval of the project plan and associated elevations and landscaping.
Wright said he had reviewed the staff report, saw no issues and moved to approve the item “with what’s been presented by staff and the staff report, the findings in fact.” The applicant was not present at the microphone when the hearing opened for public comment; no members of the public spoke on the item.
The staff report notes the project was approved previously as part of a broader project plan in 2019 (project‑plan number cited in staff materials but not stated aloud at the hearing). The record on this item does not include a formal roll‑call vote; the hearing officer announced approval at the conclusion of the item.
The hearing moved on to the next agenda item after Wright announced the approval.
