Plymouth Zoning Board approves one-year extension for Page Street storage facility special exception

The Plymouth Zoning Board approved a one-year extension of a special exception for a storage facility at the end of Page Street, the board said at its meeting.

The extension applies to a special exception originally granted two years earlier to BICO LLC for the property and was requested by the applicant, Dale Black of Ebike Cove. Black told the board, “We're looking to have an extension on the rule that was done 2 years ago, a 12 month,” citing delays in completing the approved work.

Board members said the extension would renew the previously approved terms rather than change conditions. Abutter Greg Patton of 25 Page Street spoke during public comment that he and nearby neighbors remain concerned about privacy and asked that an 8-foot fence be permitted along the property line; the original approval authorized a 6-foot fence. Patton said he and other neighbors “requested an 8 foot fence for the storage facility” and that they would prefer a privacy fence but did not specify the material.

Board members said changes to the approved fence height would require a new application and abutter notification. The board’s discussion focused on whether the board should simply renew the previously granted special exception given prior approvals and the applicant’s stated delays. No change to the approved fence height or other permit conditions was made at the meeting.

A motion to approve the extension carried; the board recorded the extension as granted for one year. The board did not modify the prior special-exception findings and advised anyone seeking a higher fence to submit a separate application for review and public notice.

A notice of decision will be available from the town outlining the extension and any conditions.
