Corcoran council approves comprehensive plan amendment after residents protest proposed higher-density lots near Hunters Ridge

The Corcoran City Council voted to approve Resolution 2025-31, a comprehensive plan amendment for a parcel adjacent to the Hunters Place subdivision, following more than an hour of public comment and council discussion about density, buffers and fairness for neighboring property owners.

Residents of Hunters Place told the council the proposed guiding change would allow several new homes directly along the western border of existing lots and said the change would erode the rural character they bought into and could harm privacy and property values. “Can you imagine six homes backed up against your property with windows and decks overlooking everything you do?” said a resident who identified their address as 19780 Hunters Ridge.

The amendment applies to a single parcel currently proposed for new housing by a private applicant (the developer Bellwether was mentioned during the meeting). City staff described the proposal as a comp‑plan guidance change for that parcel only; any eventual subdivision, rezoning or site plan would require separate future applications and public hearings.
