Iredell County commissioners approve two rezonings along White Fox Trail

At a public hearing April 2025, the Iredell County Board of Commissioners approved two zoning map amendments to reclassify parcels along White Fox Trail to a general business (GB) district.
County planning staff and the planning board recommended approval for both requests, saying the changes fit the 2045 Horizon Plan designation for Employment Center / Industrial Flex Office and align the parcels with nearby commercial GB districts. No members of the public signed up to speak at either hearing.
Planning staff presented the first request as a rezoning of about 4.23 acres along White Fox Trail. The staff report said the property is vacant except for a house toward the rear and stressed the parcel’s proximity to existing commercial uses. The planning board voted 9-0 to recommend approval. Commissioner Howe moved to approve the zoning map amendment and amend the 2045 Horizon Plan designation for the site; the motion carried on a voice vote.
The second request covered about 8.86 acres at the corner of White Fox Trail and Old Moxville Road. Staff again recommended rezoning based on the 2045 Horizon Plan and the parcel’s consistency with surrounding GB districts; the planning board also voted unanimously to support the change. Commissioner Stroud moved to approve the map amendment and the plan amendment; the motion passed on a voice vote.
Both rezonings were presented as expansions of the Employment Center / Industrial Flex Office designation and were described by staff as consistent with nearby commercial zoning and recent rezoning actions in the area. The applicant and identified landowner for both requests was Chris C. Cartner (Fort Dobbs LLC).
