The Menands Village Board voted March 17 to approve a special-use permit for NSH Simmons Tools at 55 Broadway, clearing the way for an 18,000‑square‑foot one‑story addition to the company’s existing manufacturing campus.
Nick Costas of Advanced Engineering and Survey, representing NSH’s project team, said the parcel immediately south of the existing facility was previously used for manufacturing and that the proposed building is smaller than the former structure. “They would like to add 18,000 square feet,” Costas said, adding that the new building increases on-site green space compared with the prior larger building. Costas and the team's drawings show the current site footprint of a little more than six acres; they estimated the combined site will be roughly seven acres when the new building is complete.
Project contractors described the building as primarily for finish assembly and light manufacturing rather than high‑volume daily truck loading. A construction representative identified as Schlansker of Pike Construction said there is a 20-by-20 overhead door and an internal crane; product will be assembled and loaded into trucks that can drive inside the building. “This building itself will not be seeing a lot of truck traffic on a daily basis,” Schlansker said.
Board members asked how finished goods will exit the site; Costas said the applicant will continue to use existing access from Broadway and Simmons. When asked about job creation, the project team said grant funds from New York State supported the expansion and that the project will generate additional jobs, but they did not provide a specific, confirmed hiring number at the hearing.
The board approved the special‑use permit on a motion and second; the transcript records the motion and the chair’s call of “All those in favor? Aye” and no recorded opposition.
