Brentwood ARB approves enclosure of breezeway at 9100 Pine to create an indoor connection

The City of Brentwood Architectural Review Board on Feb. 20 approved a proposal to convert a screened‑in breezeway at 9100 Pine into an enclosed, conditioned space to provide an indoor connection to the home. The applicant said the existing overhead structure, slab and ground plane remain; the plan calls for removing screen walls, installing bronze aluminum frames with insulated glass and updating electrical work to current code.
"All I'm doing is pulling out the screen walls, putting in bronze aluminum back in, reglazing with insulated glass and wiring it to current code," the applicant said. Board Member Paul Turner moved to approve the submission as submitted. The motion was seconded and the board recorded a roll‑call vote: Matt Forman — Yes; Carl Carlen — Yes; Paul Turner — Yes.
The applicant said there would be no change to the roof or foundation and that the existing tile floor would remain. The applicant also noted the breezeway can be slippery in winter and the enclosure was intended to improve indoor access and safety for the homeowner. Board staff advised the applicant to finish construction drawings and submit them to the building official for permit review.
