The City of Brentwood Architectural Review Board on Feb. 20 reviewed an application to add a two‑story rear addition, renovate a kitchen and include a tuck‑under garage at 8742 Eulele Avenue. The architect said the project will re‑side the entire house and match existing roof shingles, with the addition including a family room and a second story.
Board members focused on exterior details intended to make the new work read as part of the existing house rather than an obvious add‑on. "We're suggesting adding a board at the top plate and in the gable and changing from regular lap vinyl siding to a vertical board and batten type pattern," Matt Forman, an Architectural Review Board member, said during the discussion. Carl Carlen said the change was a small upcharge builders can typically absorb and would make the house “feel more coherent as a single design.” The applicant said the vertical board‑and‑batten detail shown on the front elevation would be copied to other gables and that the siding color would be a gray to match the existing house.
Board members and the applicant addressed other exterior items: windows and trim will be white; gutters and downspouts will be white; the back deck will be stained; and insulated glazing and bronze aluminum frames were proposed for some openings. The architect and board discussed two blue siding samples, with the architect indicating a preference for the swatch labeled "Pacific Blue." The owner was not present at the meeting; the architect said the owner was expected to accept the limited changes.
Staff and board also noted the need to confirm zoning height and dimensional compliance: the board asked staff to check the submitted ridge/median height figures against zoning standards before final sign‑off. The board said it commonly records limited markups during the meeting and enters them into the record to avoid requiring the applicant to return; the architect agreed to allow those markups to be entered and compared to the construction documents submitted to staff.
No formal roll‑call vote on a final approval of the 8742 Eulele submission appears in the meeting transcript. The board recorded the design comments and indicated staff would incorporate the agreed markups into the record and confirm zoning compliance with the applicant's construction documents.
