The City of Brentwood Architectural Review Board on March 20 approved revised elevations and a site plan for the Ulayli submission, voting to accept changes that set the first-floor plate at 9 feet and the second-floor plate at 8 feet and to note a maximum building height of about 29.9 feet "plus or minus."
Board members said the changes reflect prior direction to reduce overall massing by reducing floor heights and lowering primary roof pitches; the approval was entered “as noted” to capture several graphic and dimension clarifications staff will record.
Why it matters: The revisions were presented as an attempt to better match the two-story house to adjacent one-story homes by lowering gable pitches and removing a covered rear porch to a patio, and by modestly pulling the front porch and garage forward/back to change roof relationships. Board members emphasized that the approval depends on corrected graphic dimensions and explicit plate-height notes being added to the submittal for the city record.
During the review, members identified a discrepancy between the updated elevations and the AutoCAD dimensions: the drawings show plate heights of 9 feet (first floor) and 8 feet (second floor), but some elevation graphics and legacy dimension labels still reflected earlier numbers. The board directed that the submission be labelled with the 9-foot and 8-foot plate heights and that older height callouts be crossed out so the record matches the intended dimensions. Members also asked that window trim be shown graphically: the board specified nominal 1x4 trim around windows and doors and noted that the trim extends around garage openings except where stone cladding occurs.
Material and appearance changes were recorded: black window frames will be replaced with white vinyl; vinyl siding was changed to a gray siding (sample identified as "Castle Stone Gray"); the front door will be black and the garage door will be a white carriage-style door. Board members asked that these material and color changes be clearly shown in the final package sent to city staff.
