The Planning and Zoning Commission on April 1 approved a rezoning request for 270 North Nevarez Road, rezoning 5.82 acres from A-1 (agricultural) to C-2 (general commercial) to allow a self-storage facility.
Planning staff presented the request and said the site’s future land use designation on the Socorro 2040 Comprehensive Plan is Industrial-Commercial Mixed-Use (ICMU) and recommended approval. Staff reported no public feedback—no letters, emails or calls—were received in opposition or support other than the applicant’s materials.
Commissioners discussed the site’s proximity to planned Nevarez Road improvements to four lanes, which a commissioner said could make the location appropriate for storage-use redevelopment. A motion to approve the rezoning was made by Commissioner Andrew Arroyos and seconded by Commissioner Julie Dominguez; the motion carried on a voice vote.
The approved rezoning allows the applicant to pursue a self-storage site plan with access from Nevarez Road; the site plan submitted to staff shows storage units concentrated on the parcel with the primary entrance shown on Nevarez Road.
