Jonathan Kurth, Development Services staff, told the council the PZD would authorize about 160 units across 44 acres and that the applicant proposed three planning areas that preserve roughly 40 percent of the site as green space and sensitive natural areas. "The property is developable now," Kurth said, and the PZD is being sought so the developer can build the same number of units in a more compact, conservation-oriented layout.
