The Terrebonne Regional Planning Commission on March 20 approved a slate of final plats, minor subdivisions and variances and took several administrative votes, while tabling two items at the applicants' requests.
Key approvals included final approval for Bonneville Mobile Home Park Phase 2, minor subdivisions and redivisions creating multiple lots across several tracts (including Track 2 redivision in Pointe Au Chien and several Lot 5 redivisions), and a redivision and variance to separate two existing residences into individual lots (Lot 5 into 5A and 5B) that included a recorded abstention on a variance vote. The commission also approved a minor subdivision of lots 1 through 11 in the Kokadri area subject to submission of a Department of Health approval letter for two lots with outstanding treatment-plant issues. Staff recommended and commissioners approved conditional motions where utility or health approvals were outstanding.
Administrative business included approval of J1 through J5 administrative items and a motion to purchase a new file-cabinet system for the planning office; the commission approved the purchase at a quoted contract price. Multiple items that applicants requested to delay were tabled: a developer request to pull the Imperial Terrace multifamily plan from the March agenda to April 17, and an H6 item tied to a hydrant installation that staff expects will be ready the following week and was moved to the April 17 meeting.
Most motions passed by voice vote with commissioners responding "aye"; where a roll-call nuance was recorded, staff noted a single abstention on the Lot 5 redivision variances. Several approvals were conditional: they required submission of outstanding utility letters, depiction of municipal addresses on plats, or a Department of Health letter before final recording. The commission repeatedly reminded applicants that approvals at this level may still require additional permits or Board of Adjustment approvals in separate processes.
A list of principal actions taken (summary): Bonneville Mobile Home Park Phase 2 — final approval; Track 2 redivision (multiple lots) — approval conditioned on municipal addresses; Tract A (David Luke) minor subdivision — approval on condition that outstanding utility letters be submitted and vicinity map corrected; Kershaw lots 1–11 — approval conditioned on Department of Health approval for two lots; Lot 5 redivision into 5A and 5B (Conley Subdivision) — variances and redivision approved (one abstention recorded); Pamela Abare property subdivision — approval conditioned on submittal of remaining utility letters, depicting municipal addresses and method of sewage disposal, and confirming location of a fire hydrant within 250 feet; purchase of file cabinet — approved; administrative approvals J1–J5 — approved.
The commission's approvals set those proposals to move forward to recording or to subsequent permitting reviews as required by parish regulations. Applicants were told to supply any missing utility letters or Department of Health approvals before final plat recording.
