Staff told the commission the parcel had been carved off from land currently occupied by Pacific Animal Hospital and that rezoning to C2 would remove the PUD designation on that portion of the site. "So we would recommend approval of the C2 at this point," a staff member said during the public hearing.
The applicant’s representative, retained by the buyer, said the buyer is not planning to build immediately and instead intends to address drainage and make aesthetic improvements to the lot. "No, they're not planning on building anything right away," the representative said.

Next steps: Because P&Z is a recommending body, the rezoning will be considered by the Board of Aldermen at its next meeting. The staff report and public hearing record will go with the referral.
