The Police Policy and Code Services Committee recommended approval of a special-use ordinance to allow a 640-square-foot addition to a single-family home at 328 North Plum Grove Road in District 6.
Staff said the subject property is an existing single-family residence zoned R-2 that currently has a detached garage in the front yard with a 25-foot setback and a shed located on the property line. The proposal removes both detached structures and builds a new two-car attached garage and a modest kitchen expansion; the new addition would be set back about 20 to 20.5 feet from the Sherman Road property line.
During review, staff examined comparability with surrounding properties and noted that many nearby yards are nonconforming with corner, side-yard or front-yard setbacks. The Planning and Zoning Commission unanimously recommended approval and staff also recommended the special use.
Staff noted one parkway tree must be removed to extend the driveway; the petitioners agreed to install three new parkway trees along the Sherman Street right-of-way to mitigate the loss. No members of the public spoke opposing the request at committee.
The committee voted in favor; the item was placed on the council consent agenda for final action.
