The Kenner City Council voted 7-0 on March 10 to approve summary ordinance 13,739 to lease a portion of Lot W Square F (municipal address 402 Williams Boulevard) to Flying Dolly's Kenner 1 LLC for use as an ice cream/cookie/snowball retail location.
Planning Department staff told the council the leased portion measures roughly 45 by 72.3 feet (approximately 3,330 square feet) within the Rivertown historic district and that the applicant received historic district design committee approval. A January 15 appraisal by Murphy Appraisal Services estimated a fair market lease rate of $1,728 per month; the applicant agreed to that rate. Planning staff said the initial lease term is three years with automatic renewals for four five-year terms; termination requires written notice per the supporting paperwork.
Councilmembers asked about the term, how long the building had been vacant (responded as about 2.5 years) and projected opening timing; the applicant indicated they aim to have a presence (sampling) for the Italian festival at the end of the month. The public hearing was opened and closed; no objections from the public were recorded. The motion to open the hearing was made by Council Member Dunn, seconded by Council Member Brennan. The motion to approve was made by Council Member Dunn, seconded by Council Member Brennan. Vote: 7-0.
