The Town of Summerville Design Review Board granted final approval on March 27 for a prefabricated storage shed at 1430 Central Avenue, required because any new construction on commercial property in the town requires DRB review. The board conditioned approval on the structure being used for storage only and not for any restaurant seating, patron use or bar service.
Owner representatives said the existing site once held a building that burned and the concrete pad remains; they proposed a prefabricated shed on that pad to store equipment and supplies for outdoor events. The applicant said the exterior will match the existing building materials and be softened with planter boxes, flower boxes at the windows and landscaping; they plan to add a low fence and turf over the remaining concrete area.
Board members suggested operable shutters and recommended details such as a water-table board and raised planters to protect outdoor seating from vehicle traffic. Staff recommended and the board required that the structure’s approved use be limited to storage; any future change in use would require DRB review. The board approved final design with conditions on landscaping, screening around the shed and the explicit storage-only use limitation.
