Scott, facilities staff, told the committee that bringing geothermal heat-pump and refrigeration work in-house has reduced repair costs. He said a county technician, Brady, obtained refrigeration certification and now performs heat-pump repairs, replacements and refrigerant purchases previously handled by outside vendors.
Scott provided a multi-year comparison that showed higher geothermal service costs when outside contractors were used; 2024 repairs were handled in-house and costs dropped. He explained the boilers are used to supplement โ not replace โ the geothermal system when ground-source heat capacity is insufficient, and estimated boiler life expectancy at 25 to 30 years with regular maintenance.
Members praised in-house work and discussed technical protections: Brady said compressors have thermal overloads but other component failures (for example TXV valves) can still damage compressors. Scott described adjustments to thermostat limits and options such as adding a pump to reduce compressor stress.
Scott also outlined routine work orders and capital items: an RFP for food-service golf-cart replacement (bids due April 11), planned base-trim replacement and painting to repair scuffed wheelchair marks, lawn cleanup, and soil replacement around new sidewalks. Carmen said a new, more visible sign remains on the capital plan but installation is on hold pending resolution of adjacent land sale.
