Planning commission schedules final hearing for Baird–Lehi boundary adjustment on McKinley Avenue

Jim Levins, representing Augie Levins, Francis Levins and property owner Carol Baird, told the planning commission that the requested action is a boundary-line adjustment to a previously approved 2008 plat and does not create new building lots.

Levins said the change moves a small triangular area between a house lot and what the standard map lists as Parcel 1, Lot 1. He described the adjustment as "a revision to a plat that was legally filed back in 02/2008" and said the change "creates no new building lots, and it will have no impact on any rights of way, roads, or other public facilities." The presenter said the adjustment is approximately one acre ("it's either it's plus or minus an acre") and that the revised acreage for Parcel 1 would be about 13.3–13.4 acres while the house lot would be roughly 4.3 acres per the survey.

Surveyor Mark Corsell prepared a sealed mylar and bearings and distances that the commission inspected during the meeting. Commissioners asked for the surveyer's sealed plan, the preparer's name and seal, the numerical and graphic scale, a north arrow and confirmation that applicable features (easements, roads, the existing septic) are shown. Levins and other applicants confirmed that the septic serving the house is located partly on the parcel being transferred and that the survey shows a carved-out area for that septic.

The commission agreed to set a final hearing; staff and the applicants will issue notices to adjoining landowners. The commission asked staff to ensure the survey materials are in the record for the hearing. No formal action to approve the adjustment was taken at this meeting; the hearing was scheduled for Feb. 13.
