Rutherford County to budget roughly $200,000 for courthouse elevator and 319 North Maple HVAC upgrades

Director Dodd told the Rutherford County Property Management Committee that county staff will include two one-time capital replacements in next year’s budget: a controls and electrical retrofit for the historic courthouse elevator estimated at $114,000, and building-controls and low-voltage upgrades for the clerk, register and assessor offices at 319 North Maple estimated at $93,000.
“These letter was issued to us from TK Elevator, in February,” Director Dodd said, adding that TK informed the county it would no longer be able to work on the existing elevator equipment. “We’ve been given an estimate of $114,000 to replace the controls and electrical components of the elevator here in this building.” Dodd said the retrofit would leave the car and shaft in place; all control, electrical and mechanical components would be replaced.
On the 319 North Maple building he said the structure’s original equipment is nearly 30 years old and parts are becoming obsolete. “The estimate I have here, from the controls company, CS3 in partnership with Schneider Electric, is $93,000,” Dodd said. He described the combined budget impact as “approximately $200,000 next year,” and said the increase would be nonrecurring.
Commissioners asked whether other elevator firms had been bid. Dodd said the county has used both Otis and TK but that TK has repeatedly won account bids and has been awarded service and part-replacement contracts in the past. He said there is a letter of recommendation from TK for the elevator replacement; there is no separate vendor letter in the file for the HVAC/control upgrade.
Dodd emphasized neither project is an emergency. “We’re building this into next year’s fiscal budget,” he said. The committee did not take formal action on either item during the meeting.
Separately, commissioners were told the meeting room audio-system upgrade, previously expected sooner, will not be completed until June; the committee’s June meeting will be moved to Room 205 while IT has two weeks of access to the main chamber.
Why it matters: Those two one-time capital items will increase next year’s facilities capital line by roughly $200,000 and will be visible in the county’s budget review and capital projects list. The committee was briefed for planning purposes only; no purchases or contracts were approved at the meeting.
Ending: Staff said they will include both projects in the capital-projects budget and return with routine budget materials during the county’s budget process.
